Our aim is to find you the perfect property to suit your requirements with the minimum of hassle.

Finding a property
The first step is to contact us to provide brief details about yourself and the accommodation and area(s) you would prefer. We then search our database for suitable properties for you to view. It is wise to start looking at least a month before you wish to move, as the best properties tend to be snapped up very quickly! Tenanceis tend to be on a 12 month basis, though a break clause is often granted allowing for greater flexibility.

Please note that for your safety and peace of mind -

  • All of our properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety.

  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Viewings
We can arrange viewings around your schedule. Pied a Terre Residential prides itself on being as flexible as possible and Sunday viewings can be arranged if necessary. Rest assured, you will always be accompanied by the same person.

Reserving the property
Once you have decided on a property, you will need to reserve it by paying a 'holding deposit', equivalent to two weeks' rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded in full. However the deposit will not be refunded if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

References
Pied a Terre Residential will take up references on behalf of the landlord via an independent referencing agency. Tenant fees are charged per property and not per tenant. Each tenancy will be charged at the equivalent to one week of the rent and tenants wil NOT be required to pay VAT. This short process will include standard credit checks, verification of employment, current salary and current or previous landlord where applicable. Where a tenant feels they may be unable to meet the required income or credit checks, they may choose to have a Guarantor or pay three to six months rent in advance.

Rent & Bills
Rents are normally quoted per calendar monthly (PCM), and are payable monthly in advance. All rents are payable by bank standing order to our company bank account or directly to your landlord's bank account. The tenant is also responsible for council tax, water rates (where applicable), gas, electricity and telephone/broadband costs.

Deposit
A security deposit, usually equivalent to six weeks' rent, will be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is to be used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can this deposit be used by the tenant to cover rent.

Administration Fees
As a tenant using Pied a Terre Residential, you will be reassured to know that there is just one fee to pay. For referencing, administration, legal notices, deposit procedures and tenancy agreements- tanants will pay per tenancy and not per tenant. This fee is equivalent to ONE WEEK'S rent.
